MAHLE Production Facility – Senica
The Mahle Production Facility in Senica represents one of the most significant privately developed digitalized industrial assets in western Slovakia. Created in close partnership between IPEC Group and the German automotive supplier MAHLE Behr, the project has evolved into an advanced production and research hub with strong long-term operational stability and offers and industrial investment opportunity – an essential factor for institutional investors and EU-level investment funds.
MAHLE Behr, headquartered in Stuttgart, is a global Tier-1 supplier to the automotive industry, specializing in thermal management, cooling modules, air conditioning systems, and components for electric and hybrid vehicles. With more than 72.000 employees worldwide and decades of engineering heritage, MAHLE is known for its strict production requirements, high ESG standards, and long-term orientation toward sustainable mobility technologies. Over 20 years of industrial development led by IPEC Group
For more than two decades, IPEC Group has served as the primary developer and investor within the Senica Industrial Park, shaping the area into a technologically capable and scalable industrial location with digitalized industrial assets. Unlike many comparable industrial parks, the Senica development has been realized without public subsidies, resulting in a market-driven and financially disciplined investment project.
IPEC has delivered more than 30.000 m² of usable production and R&D space, including multiple expansion phases executed according to MAHLE’s operational requirements and long-term production planning.
New 13,000 m² production facility: capacity expansion and regional economic impact
A key element of the current development phase is the new 13.000 m² production hall, scheduled for handover in autumn 2023. This facility is designed to support MAHLE’s production of advanced automotive cooling systems for combustion, hybrid, and electric vehicle platforms. The building integrates high-performance utility systems, scalable power infrastructure, and optimized production flow layouts suitable for automated manufacturing processes.
From an investment perspective, the project contributes:
- 350 newly created jobs in its initial phase
- long-term support for up to 1,000 positions, including a substantial share of high-skilled employees
- enhanced flood protection infrastructure for the municipality, reducing environmental and operational risks
- a new publicly accessible green zone with landscaped areas, supporting ESG compliance and community value
- zoning stability and long-term tenancy from a globally active industrial anchor tenant
These elements strengthen the project’s suitability for investment funds targeting sustainable, employment-creating, and regionally relevant industrial assets.
Technological upgrading through intelligent facility management and automated documentation
One of the distinctive features of the new MAHLE Behr production hall is the integration of digital building management tools. The facility incorporates solutions provided by eDocu, a technology company specializing in digital documentation ecosystems for industrial and commercial spaces. The platform, SFOMA (Smart Facility Operations Management Application), enables:
- automated documentation workflows
- real-time access to technical building information
- structured asset lifecycle management
- digital tracking of inspections, maintenance, and compliance requirements
- reduced operational friction and lower administration costs

The industrial facilities were privately developed and financed, while technological upgrades were supported by the European Union – NextGenerationEU.
