Definition
NOI is the total income generated from a property after deducting operating expenses, excluding mortgage payments and taxes.
Net Operating Income (NOI) is a critical financial metric used in industrial and commercial real estate to evaluate a property’s income-generating capability before financing and taxation. It is calculated by subtracting all operating expenses necessary to maintain and operate the property—such as maintenance costs, property management fees, insurance, utilities, and repairs—from the total rental and ancillary income generated by the property. Crucially, NOI excludes mortgage payments, capital expenditures, depreciation, amortization, and income taxes, making it a pure indicator of operational profitability.
